How BAH Works When You Rent or Buy

Basic Allowance for Housing (BAH) is often the biggest factor in where military families live and whether they buy. As a military spouse for more than 30 years and an Arlington Associate Broker with 560+ transactions, I help families plan around it every PCS season. Here's how it works and how to make the most of it.

This article is general information, not tax, legal or financial advice.

How BAH is set

BAH depends on your duty station's ZIP code, your pay grade, and whether you have dependents. The number of dependents doesn't change it. Rates are based on local rental costs and are updated every January. For 2026, rates rose an average of 4.2%, though changes vary by area. 2027 rates are usually announced in December. Look up your rate with the official BAH calculator from the Defense Travel Management Office.

Rate protection

If local rates go down, you keep the higher rate as long as your status doesn't change. Rate protection ends with a PCS, a reduction in pay grade, or a change in dependency status.

BAH is tax-free

BAH isn't taxable income. If you buy, you can still deduct mortgage interest and property taxes paid with BAH, if you itemize.

Renting with BAH

  • Look at the total cost: rent plus utilities, parking, renter's insurance and commute.

  • Use the military clause. Virginia law and the federal SCRA let you end a lease early for PCS orders, with notice.

  • Living below your BAH lets you save the difference toward a home.

Buying with BAH

BAH doesn't have to cover your whole mortgage, but it's a useful benchmark. Compare your expected payment, including taxes, insurance and any HOA fees, with your BAH. Lenders count BAH as income, but it ends when you leave active duty. A payment you can cover after a move or retirement gives you more options, including renting the home out later.

In Northern Virginia

BAH rates around the Pentagon, Fort Belvoir, Quantico and JBMHH are among the higher rates in the country, but so are housing costs. I'm glad to compare rentals and homes for sale against your BAH. My rent vs. buy guide can help you decide.
