Father's Day is a good excuse to look at the most underused space in many homes: the garage. Today's buyers often see it as more than storage. It can be a workshop, a home gym or a place to charge an electric car. As a military spouse for more than 30 years and an Arlington Associate Broker with 560+ transactions, I look at upgrades through one question: will it make daily life better and help when you sell or rent?

This article is general information, not tax, legal or financial advice.

Garage upgrades

  • A quiet, app-enabled door opener. A belt-drive opener with Wi-Fi and battery backup is quieter, and it signals that the home has been updated.

  • Wall and overhead storage. Getting gear off the floor makes the garage look bigger.

  • A durable floor coating. Epoxy or polyaspartic coatings resist stains and look clean.

  • More power. Dedicated circuits for tools or a 240-volt outlet for an electric car add real function. In Arlington and most local jurisdictions, adding circuits or wiring requires an electrical permit, so use a licensed electrician.

Smart home basics

Many smart devices now support the Matter standard, which helps devices from different brands work together. Focus on upgrades that save money or protect the home:

  • A smart thermostat can help lower heating and cooling costs.

  • Leak detectors warn you early about water damage.

  • Smart lighting can be scheduled and controlled from your phone.

  • Keyless entry lets you give time-limited codes to contractors or neighbors.

Helpful during deployments and PCS moves

If your family faces a deployment or a long training rotation, smart devices can help the spouse at home. You can check that the garage door is closed, get alerts from leak sensors, and let a contractor in remotely. They also help if you rent the home out after a PCS. My smart home security guide covers more.

Spend wisely

Not every upgrade pays back when you sell. Practical improvements that make the home safer, more efficient or easier to use tend to appeal to the most buyers. My value projects guide and energy efficiency guide can help you choose.

In Northern Virginia

Many homes here have one-car garages or none at all, so a well-organized garage stands out. I'm glad to tell you which upgrades buyers in your neighborhood value most.
